Occupie Limited provides a digital marketplace for facilitating short-term commercial letting arrangements between property owners (“Landlords”) and users of the platform (“Tenants”).


How Occupie Works


Occupie is a platform that connects people who need short-term retail, creative, or event space (“Tenants”) with property owners offering such spaces (“Landlords”). We make it easy for Tenants to find spaces that suit their needs and introduce them to potential Landlords. If the Landlord agrees, both parties enter into a direct rental agreement. Occupie then processes the rental payment from the Tenant on behalf of the Landlord.

Landlords


Landlords who list their spaces on Occupie enter into an Agreement with us, which governs the relationship between Landlord and Occupie. These Terms are incorporated into that Agreement by reference. In the event of any inconsistency between these Terms and the Agreement, the Agreement will prevail. Occupie is not responsible for the conduct of any prospective Tenant during negotiations or tenancy agreements. Landlords acknowledge that the decision to rent to a particular Tenant is entirely their own. Occupie does not provide any representation, warranty, or assurance regarding a Tenant’s suitability. Occupie is not responsible for reinstating or repairing any property following a tenancy.


Tenants


When you identify a property that meets your requirements, you can submit an offer to the Landlord via the Occupie platform. The Landlord will respond by accepting or declining your offer. If accepted, you will enter into an agreement directly with the Landlord, either on Occupie’s template terms or those specified by the Landlord. By using our platform, Tenants agree not to make direct rental payments to a Landlord for any property found through Occupie without prior written consent from Occupie. Tenants must comply with all terms of their agreement with the Landlord, including any special conditions.

Tenants are responsible for:

• Insuring their own property and activities.

• Ensuring the suitability and legality of the chosen space.

• Complying with all local regulations and safety requirements.

Occupie makes no warranty as to the accuracy, condition, or legality of any property listings. Landlords are solely responsible for the descriptions and terms of their spaces. Occupie disclaims all liability for the accuracy, legality, or completeness of listings, or for any tenancy that fails to complete.

Rental contracts are exclusively between Landlord and Tenant. Occupie is not a party to these agreements and bears no contractual obligations arising from them.


Service Fee


The Tenant Service Fee (“Service Fee”) supports the operation of the platform, including secure transactions, legal processing, platform development, exclusive listings, and customer support.

• Service Fee: 7% of booking value (plus applicable taxes), subject to a minimum of £50.

• Service Fees are displayed before checkout and are non-refundable, unless stated otherwise.

• We reserve the right to change the Service Fee at any time, but not retroactively for confirmed bookings.


General Terms


Occupie does not provide financial, legal, or commercial advice to Landlords or Tenants. We act solely as a facilitator. All users are advised to seek independent professional advice as needed. Occupie reserves the right to remove any content that is illegal, inaccurate, misleading, or damaging to our reputation, without prior notice. Occupie makes no warranty as to the success of any introduction or result from use of the website.


Tenant Cancellation Policy


If the space listing displays a cancellation policy, that policy applies as described. If none is shown, the Strict policy applies. Flexible:

• Cancel ≥30 days before start date → 80% refund.

• Cancel ≥7 days before start date → 50% refund. Moderate:

• Cancel ≥30 days before start date → 50% refund. Strict:

• Non-cancellable and non-refundable.

Refunds are only issued once Occupie receives funds from the Landlord. The Service Fee is non-refundable.


Accessing Our Site


Access to our site is permitted on a temporary basis. We may withdraw or amend our service without notice. We are not liable for any loss or unavailability of access. If provided with a user ID, password, or any other security information, you must keep this confidential. Occupie reserves the right to disable any account in the event of misuse or non-compliance. You are responsible for all persons accessing our site via your connection and ensuring they comply with these Terms and our Acceptable Use Policy.


Intellectual Property Rights


All intellectual property rights in our site and materials are owned or licensed by Occupie Limited. You may print or download extracts for personal reference only. You must not alter or reuse materials without prior permission. Commercial use of any materials requires written consent from Occupie Limited.


Reliance on Information


All materials on our site are for general information only. Occupie disclaims any liability arising from reliance on such materials.
